Coming Soon to Clark County Indiana

Erlanger, Kentucky-based Fischer Homes plans to open its first subdivision in Clark County Indiana. The new community, Silver Creek Meadows is located off Salem Noble Road in Charlestown. It will consist of 65 homesites in the company’s Maple Street Collection, according to a news release.

The Maple Street Collection features homes with two to five bedrooms. These homes range from about 1,200 square feet to nearly 3,000 square feet, according to Fischer Homes’ website. The project will feature homes with numerous design styles, such as open concept floor plans, bonus living spaces, and various exterior looks. The nearly 70- acre plan also calls for more than 30 acres of green space.

Silver Creek Meadows is estimated at $18 million, according to the news release. It is located within 15 miles of Downtown Louisville in Clark County Indiana.

“We’ve seen great success since entering the Louisville market almost three years ago, and we are excited to expand our product offering across the river,” said Jay Smith, Fischer Homes’ Louisville Market President, in the news release. “Silver Creek Meadows is a fantastic opportunity for homeowners to find new construction in a convenient location.”

Smith said by phone that the home prices are not finalized, but he expects them to start in the low $200,000 range and increase to the mid-$300,000 range. The homes will vary in size from 1,400 square feet to about 3,000 square feet, he added.

Site development has started on the project and construction should start on the first homes in either November or December, the release said. Fischer Homes said this project now gives them 17 residential communities in the Louisville area. Home prices range from the low $200,000 range to more than $500,000.

“We’re excited to get started over there, and we’d like to grow more,” Smith said. “I think this is the first step in our growth.”

Earlier this year we reported that Fischer Homes was targeting a new $60 million housing development in Louisville’s East End known as Bridle Run. This project is located off Flat Rock Road and adjacent to Polo Fields Golf & Country Club. The community, near Long Run Park, consists of 201 homesites with more than 20-floor plans. Floorplans include five-level designs, ranch and two-story homes with first-floor owner’s retreats, the release said.

Fischer said they offer their Designer Collection of Homes at Bridle Run. The homes range from 1,600 square feet to more than 3,100 square feet. Pricing at Bridle Run starts in the high $200,000 range.

Shortly after that, Fischer Homes asked Louisville Metro Government to rezone 58 acres at 10001 Cedar Creek Road. The rezoning application states this is an extension of Fischer Homes’ nearby Heritage Creek subdivision. It will serve as a “sister” subdivision known as Villages at Heritage Creek. The plans call for up to 247 housing lots on the vacant site.

Fischer Homes ranks No. 1 on Louisville Business First’s list of the area’s largest homebuilders based on the number of homes completed. The company reported 285 homes built in the area for 2019.
