New Community in Miamisburg

Construction for a new community in Miamisburg will begin next month. Aberdeen is located near I-75′s Austin Boulevard interchange. The 44-acre development featuring Fischer Homes is adjacent to Pipestone Golf Course. Medlar View Elementary School is located across the street from the development.

The first phase will include 39 new homes while the entire community will consist of 133 homes. The first phase will consist of twenty-four single-family homes. The remaining 15 homes are lifestyle patio homes.

Aberdeen is one of two new communities coming soon to Miamisburg. Deer Valley is an 87-acre property south of Benner and Mound roads. This new community will include 197 new homes developed by Oberer and Ryan Homes. Combined, the two projects will add 330 homes to the city’s southern end.

Greg Berling of Medlar Development Co. said one of the appealing features of Aberdeen is its close proximity to I-75. Nearby Austin Landing also offers a variety of shopping and dining options.

“Also, the city of Miamisburg has a great, walkable downtown with shopping and dining options,” Berling said. “All this in a neighborhood that is quiet and removed from the traffic that normally comes with these amenities.” In addition, having an elementary school across the street is “something a parent like myself really appreciates,” he said.

The Aberdeen development will include two model homes, a single-family home, and a patio model, along with four market homes. The Montgomery County Planning Commission has approved the final plan for the community. But, they are waiting on final approval through Miami Twp., Miamisburg officials said.

Construction of the development’s streets and utilities will end this week, Berling said. Construction of the homes will start next month and continue through 2022. He said that Aberdeen’s first residents will move in next summer and fall. At least three subsequent phases will follow over the next five to six years, says Berling.

The single-family homes will feature ranch and two-story floorplans geared toward families with open-concept designs. Prices will range from the $280s to over $400,000, according to Elizabeth Breitenstein of Fischer Homes.

The patio homes include ranch styles marketed towards empty nesters, or someone looking for low-maintenance living. The prices for these homes range from the $270s to $380s+. The patio homes are advertised to include yard work and snow removal.
